They are willing to do this even with the operational risk that this business offers. There is a vast private investor mar-ket that will take money and raise money privately to place into quality seniors housing and nursing home properties. There is also institutional capital through pri-vate equity and REITs that is being deployed. Investors are chasing down quality assets. An attractive investment Healthcare and seniors housing are attractive invest-ments right now. The fundamentals of the business are strong and stable. You build a facility with 100 units and you can fill that pretty easily thanks to the demand that is out there. This is a need-driven product. As soon as mom and dad need that extra level of care, people be-come interested in seniors facilities. But ac-tivity even in this segment of the commercial real estate industry – most noticeably new construction – has slowed during the sluggish recovery from the Great Recession.
